You send the papers. We make the report.
Give us the property documents. Our team prepares the full title report and puts it in your account, in your own format. You read it and sign it. That is the whole job.

Does this sound like your week?
You spend more time typing reports than reading them
Reading the documents is the part you trained for. Keying it all into a report is not. Most of the day goes to the second one.
You say no to files because nobody is free that week
Property work comes in bursts. When thirty files land at once, the extra ones go to another advocate. Often the client goes too.
Whatever you get back has to be redone in your format
You tried outsourcing. The report came back, and someone in your office retyped it into the format your bank actually accepts.
The fee does not cover the work any more
Panel rates were fixed years ago. Documents, parties and states have all gone up since. You absorbed the difference.
If two of those four are true, this pays for itself on the first file.
What is in the report.
Chain of title
Every transfer, in order, built from the documents themselves — who owned it, how they got it, and who they passed it to.
Encumbrance check
The EC read page by page, with anything charged, mortgaged or attached called out plainly.
Government records
Registry, revenue and municipal records pulled directly where we can reach them, not taken on trust from a photocopy.
Litigation search
Court records checked for cases touching the property or the parties in the chain.
Missing document list
What is absent, what it would prove, and what cannot be concluded without it. We flag gaps instead of writing around them.
Your report, your format
All of it laid into your own template — the one your panel already accepts — ready for your review and signature.

Want to see one? We will walk you through a finished report on a real property.
Three steps. You do one of them.
You send the papers
Upload the property documents from your dashboard, or just send them to us on WhatsApp and we will put them in for you.
We make the report
Our team reads every document, pulls the government records we can reach, and builds the chain of title. If something is missing, we ask you. We never guess.
You check it and sign
The finished report appears in your account, in your own format. You read it, you sign it, you send it to your client.

Step one takes about five minutes. We do the rest.
Any state. 15 of them faster.
Outside those 15 states we still take the file. The research is done from the documents you send and whatever records can be obtained, and anything we could not verify is written down as unverified rather than glossed over.
Not sure we cover your state? Ask — the answer is almost always yes.
What it costs
Exactly what the same report costs when you run it yourself. No separate plan, no minimum, no monthly fee. Very large files cost more — 2 credits over 500 pages, 3 over 1,000 — just as they would if you ran them.
Is this for you?
Yes, if
- You prepare title reports or legal opinions for banks and NBFCs
- You are on one or more bank panels
- You have more files coming in than people to do them
- You want every report to look the same, every time
- You want to take on property work in states you do not cover
No, if
- You want a portal to design and run your own workflows — this is our team doing the work, not a tool you operate
- You want us to sign the opinion — we never do. You sign it.
- You want us to deal with your client directly — we only ever deal with you
Recognise yourself on the left? Book twenty minutes. Recognise the right? Tell us — we will say so.
Four things stay yours.
Your format
The report comes out in your template. The one your bank already accepts. Not ours.
Your client
We never contact your client. Everything comes back to you.
Your signature
LegiScore is not a law firm. We do the research and the drafting. The opinion is yours.
Your file
The case sits in your own account the whole time. You can watch it, or take it back, whenever you want.
You keep the practice. We take the typing.
Who sees your documents.
✓ISO/IEC 27001:2022 certified
Our information security management system is independently certified, valid to August 2029.
✓A named person, under NDA
One member of our team handles your file. Not a pool, not a queue. They are bound by an NDA and you can ask who it was.
✓Every action logged
Everything done to your case is recorded in your own account. Nothing happens where you cannot see it.
✓Your client never hears from us
We deal only with you. Your client relationship is not something we touch.

Need our NDA or security pack before you send anything? Ask on the call.
What happens after you book.
1. You book 20 minutes
Pick a time that suits you. It is a working call, not a sales pitch — bring a real file if you have one.
2. We set up your account
We create your organisation, load your report format, and add credits. Usually done the same day as the call.
3. You send your first file
From your dashboard or over WhatsApp. Nothing is charged until we actually start the report.
4. You decide from there
Send more, send fewer, or stop. There is no contract, no minimum and no monthly fee to cancel.
Twenty minutes, and you could have a file running the same day.
Questions advocates ask us.
Who does the work?
Our own team in India. A named person opens your file, under NDA. Every action they take is recorded in your account, so you can see exactly what was done.
Do you sign the report?
No. We are not a law firm and we do not give legal opinions. We prepare the research and the draft. You read it, you decide, and you sign it. Your client only ever hears from you.
What does it cost?
One report costs one credit. That is the same as running it yourself. We do not charge anything extra for our team doing the work. Files over 500 pages cost 2 credits and over 1,000 pages cost 3 credits, exactly as they would if you ran them.
What if I send an incomplete file?
We tell you what is missing and wait. Nothing is charged until we actually start the report. If we cannot do a file at all, you see the reason and you pay nothing.
Do I have to send you all my work?
No. Send one file or fifty. Most firms send only the overflow, or the states they do not cover, and keep the rest in the office.
How do I know what is happening to my file?
It sits in your reports list with its live status, like any other case. Open it any time.
Which states do you cover?
Any state. In 15 states we pull government records automatically, so the research is faster there. Everywhere else we work from the documents you send and whatever records we can obtain.
How do I start?
Book a call, or send us one property file on WhatsApp. One real file tells you more than any demo.
Still have a question? Ask it on the call — or just send it on WhatsApp.
Send us one file. Judge us on that.
Not a demo, not a sample. Send a real property file you are working on and see what comes back. Twenty minutes on a call is enough to set it up.
