Maharashtra to serve land survey and boundary notices via e-Post, not physical post

Maharashtra's revenue department will now deliver survey, boundary demarcation and re-measurement notices to landholders and co-holders through the e-Post ('e-count 2') digital platform instead of physical registered post. The change is meant to speed up notice delivery and cut disputes caused by notices not reaching all co-owners in time.
What this changes for a title check
For a title check, survey and boundary notices are the trigger that lets a landholder object to a measurement or demarcation before it becomes final in the revenue record, so how those notices are served matters for whether an entry can later be challenged as void for lack of notice. Moving delivery to e-Post means a lawyer verifying a Maharashtra land record should now check whether all co-holders, including absentee or NRI co-owners, actually received the digital notice at a live address or phone number, since a defective or outdated contact record could mean a co-owner never got a real chance to object.
This is relevant wherever a client's title depends on a recent re-survey or mutation in Maharashtra: if the underlying notice was served electronically to a wrong or stale contact, that is now a plausible ground to question the finality of the resulting record, similar to the way defective physical-post service could previously be challenged.
