For a lender's or promoter's registration specifically, this removes the practical friction of scheduling a Sub-Registrar visit, which should speed up project-level bulk registrations like builder-buyer agreements and bank mortgage registrations, but a lawyer relying on a presence-less registered document should still pull the registration record directly from the TNREGINET portal to confirm it carries the same legal weight and the same encumbrance-certificate visibility as a conventionally registered deed, since this is a newly launched channel with limited track record as of the August 17 start date.
