Does registering a sale deed prove ownership of property in India?

No. Registration under the Registration Act, 1908 records that an instrument was executed. It does not prove that the seller held title to convey. Ownership has to be established from the chain of title, encumbrance records and possession, which is why a registration receipt is the start of a title check and not the end of one.

What kinds of property law updates change a title search in India?

Four categories move a title search: court judgments on title, possession and limitation; stamp duty and circle rate revisions; land record and registration portal or procedure changes notified by a state; and secured lending rules such as SARFAESI enforcement and RBI disclosure circulars. A change in any of them can alter which documents must be produced or how a record is read.

Do property law changes apply across all of India or state by state?

Both. Central law such as the Registration Act, the Transfer of Property Act and RBI circulars applies nationally, while stamp duty rates, land record systems, revenue records and RERA rules are state subjects and differ substantially. An Andhra Pradesh stamp amendment does not bind Karnataka, so every update has to be read against the state where the property sits.
