What it proves
- That a specific deed was registered, on what date, between whom, and for what stated consideration
- The document number needed to order a certified copy when the original is unavailable
- A cross-check on the seller's account of how the property reached them
What it does not prove
- That the registered deed was valid, or that the person who executed it had the right to
- That the recited consideration was what actually changed hands
- Completeness. Only deeds presented for registration in that office and period appear
How to obtain it
- Search the registration portal by document number and year, or by party name and sub-registrar office
- Order certified copies of the mother deed and every intervening deed, not just the seller's own purchase
Where people get caught
- A certified copy from the sub-registrar is a sealed reproduction accepted by courts and lenders. A photocopy the seller supplies is not, and the difference matters most exactly when the seller says the originals are lost
- Where originals are held by a lender, that fact should also show as a mortgage on the encumbrance certificate. Originals "lost" with no lender in the picture call for a police complaint and a newspaper notice before you proceed
- Name-based searches miss transliteration variants. The same person appears under several spellings across decades of registers
