What it proves
- That the revenue record was updated, on what ground, and when
- The trail of how the current holder came to be recorded, which is the revenue-side mirror of the deed chain
- Whether an objection was recorded against the entry
What it does not prove
- Title. Mutation follows a transfer; it does not create one, and a mutated name is not proof that the underlying transfer was valid
- That the transfer was registered. An entry can be made on documents that would not themselves pass title
How to obtain it
- Request the mutation register or its extract for the survey number from the land-records portal or the tahsildar or village office
- Read it against the encumbrance certificate — a mutation with no corresponding registered deed is the anomaly worth chasing
Where people get caught
- An unmutated sale is common and is not by itself fatal, but it means the revenue record still names the seller, and any authority relying on the record will treat the seller as the holder
- Inheritance mutations carried out on an affidavit without every heir joining are a frequent source of later partition suits
- A mutation entered while an objection was pending can be reversed on appeal, so the entry date alone does not make it settled
