Prohibited Properties (Section 22A) in Telangana
The list of properties that a sub-registrar is legally barred from registering — government, endowment, waqf, assigned and court-attached land — maintained under section 22A of the Registration Act as adopted by the state.
Agricultural and urban prohibited data are reached through different routes. Section 22A(1)(d) covers property under court stay or active litigation, which is why a clean encumbrance certificate and a 22A hit routinely coexist.
Issued through Telangana Dharani · Telangana Registration and Stamps (IGRS).
What it proves
- Whether registration of a sale, gift or mortgage of that survey number will be refused outright
- The category of the prohibition — government, endowment, waqf, assigned, ceiling surplus or subject to a court order
What it does not prove
- That an unlisted property is clean. Absence from the list means no prohibition has been notified, not that title is good
- That a listed property is genuinely government land. Bulk digitisation exercises have flagged private patta land in error, and the entry can be contested
How to obtain it
- Search the prohibited-property register on the state registration or land-records portal by district, mandal or taluk, village and survey number
- Search every register the state maintains — urban and agricultural data often sit in separate systems, and checking one is not checking both
- If a hit appears, obtain the underlying government order that placed the survey number on the list; the order, not the portal row, is the fact
Where people get caught
- The prohibition attaches to the survey number, not the owner. A property can show clean ownership, a clean encumbrance certificate and a clean mutation and still be unregisterable
- Where a state splits the data across more than one register, a search interface offering a single combined or default option can return a clean result while never touching the second register. That reads as a false clean
- Because a sub-registrar has no discretion once a survey number is listed, this check belongs before the advance, not before the registration appointment
