Revenue Court Case (RCCMS) in Uttar Pradesh
The revenue court and tribunal record of proceedings over land — mutation appeals, partition, demarcation, ceiling and assignment disputes — which sit outside the civil court system.
UP runs a full revenue case management system. This is the search ordinary diligence misses most often, because buyers check civil courts and stop there.
Issued through UP Bhulekh · IGRSUP (registration).
What it proves
- That a revenue proceeding exists over the survey number or between the parties, and its stage
- Orders that bind the revenue record, including stays on mutation
What it does not prove
- That there is no civil litigation. Civil suits over the same land run separately in the district courts
- Anything about registration, which is a different department again
How to obtain it
- Search the state revenue case management system by case number, party name or village and survey number
- Run a district and high court search in parallel — a property can be quiet in one system and contested in the other
Where people get caught
- Revenue proceedings are the single most-missed search in ordinary due diligence, because buyers check civil courts and stop
- A revenue order can freeze mutation without touching the ability to register, so the sale can complete while the record cannot move
