Gujarat Land Revenue (Amendment) Act, 2026: Same-Day Mutation Certification for Undisputed Registered Sale Deeds

Gujarat amended Section 135D of the Land Revenue Code so a mutation entry from a registered sale deed is certified the same day, skipping the standard notice period, when the land's Record of Rights has been unchanged for a year, every recorded owner has signed the deed, and no dispute is pending. Mutation entries ordered by a court or tribunal are now certified immediately too, without separate notice.
What this changes for a title check
The 30-day intimation period on a mutation entry exists so a competing claimant can object before the revenue record changes; this amendment removes that window whenever the deed looks clean on its face. A title check on a same-day-certified Gujarat mutation should not assume it was contested-checked as thoroughly as an entry that went through the full notice period, since nobody outside the transacting parties had a chance to object before it was recorded, the absence of an objection here is not the same signal it used to be.
