The state Real Estate Regulatory Authority record of a registered project — the promoter, the registration number, the sanctioned particulars, the declared completion date and any complaints or orders.
Among the more complete state RERA records. Complaints and orders against a promoter are searchable and are usually more informative than the registration itself.

What it proves
- That the project is registered with the authority and under which promoter and number
- The declared land extent, approvals and completion timeline the promoter filed
- Orders and complaints recorded against the promoter or the project
What it does not prove
- That the land title is clear. The authority registers a project on the promoter's filings; it does not adjudicate title
- That the project will complete on the declared date, or that the declared extent matches the deed
How to obtain it
- Search the state RERA portal by project name, promoter or registration number
- Download the filed title report and approvals, then verify them independently against the registration and revenue records
Where people get caught
- The promoter-filed title certificate on a RERA page is an assertion by the promoter's own advocate. It is a starting point, not a verification
- A registration that has lapsed or been extended tells you more about the project than the presence of a number does
- Plot extents in a brochure, in the RERA filing and in the deed frequently differ, and the deed is what you are buying
