Khasra Khatauni MP: How to Check and Read Khasra, B1 and Bhu Naksha Online
Last verified 28 Oct 2026 against webgis2.mpbhulekh.gov.in (home page notice and tiles, भू-अभिलेख search form, भू-भाग नक्शा map, भूमि बंधक, आबादी and civil-case tiles, and the FAQ tabs on general information, diversion and mutation), sampada.mpigr.gov.in and rcms.mp.gov.in.
To check khasra khatauni MP online, open webgis2.mpbhulekh.gov.in (MP Bhulekh WebGIS 2.0), click भू-अभिलेख (Bhu-Abhilekh), choose "हाँ" (Yes) to search the khasra, then pick district, tehsil and village and search by owner name, survey or block number, or plot number. The portal's FAQ says you do not need to register to view khasra details. To order a digitally signed copy, register and sign in. For bhu naksha MP, use the भू-भाग नक्शा (Land Parcel Map) tile on the same portal.
This guide goes deeper than our MP land records overview. It covers one thing: how to read the khasra, the B1 and the map, and what each one tells a buyer.

Which MP Bhulekh portal is official now?
The portal at webgis2.mpbhulekh.gov.in says, on its own home page, that it is the Madhya Pradesh government's authorised portal for land records. It lists these online services: land record search, certified copies of khasra, khatauni and map, certified copies of scanned record-room documents, certified copies of revenue court orders, land revenue payment, diversion applications, civil court cases on land, and updates to land records for bank mortgage and hypothecation.
Many older guides and bookmarks still point to mpbhulekh.gov.in. In our check on 28 Oct 2026 that address did not load, while WebGIS 2.0 loaded normally. Start from webgis2.mpbhulekh.gov.in, not from a search ad or an agent's app.
How to check khasra online in MP: step by step
- Open the portal. Go to webgis2.mpbhulekh.gov.in. Close the notice pop-up with OK. The site opens in Hindi. You can change the language from the selector at the top.
- Click भू-अभिलेख (Bhu-Abhilekh). A box explains that land records are kept by agricultural year and can be found in khasra format by survey number, plot number or owner.
- Choose the first "हाँ" (Yes) to search the land record for a khasra. The second "हाँ" is for a digitally signed khasra copy for the current and previous year. You order that copy from a registered account (see below).
- Fill the भूखंड विवरण खोजें (Search Plot Details) form. Pick जिला (district), तहसील (tehsil) and ग्राम | LGD कोड (village or its LGD code).
- Choose how to search. Pick one: भूमिस्वामी नाम (owner name), सर्वेक्षण / ब्लॉक संख्या (survey or block number) or प्लॉट संख्या (plot number). Then select the entry from the list.
- Or search by an ID. If you have it, enter the भूखंड ID (Plot ID), the ULPIN or the owner's Samagra number instead.
- Enter the captcha and click विवरण देखें (View Details). The khasra details open on screen.
Khasra khatauni name wise MP: searching by owner name
Use the भूमिस्वामी नाम option when you know the seller's name but not the survey number. Names can be spelled in more than one way in Hindi. Try the father's name or a short form if you get no result. Then note the survey number and run the search again by number. A number search avoids mixing up two people with the same name.
What is ULPIN?
The portal's note defines ULPIN (Unique Land Parcel Identification Number) as a 14-character alphanumeric ID for each land parcel, based on the parcel's longitude and latitude. Write it down. You can use it on both the land record search and the map search, so it ties the khasra and the bhu naksha to the same parcel.
Khasra vs khatauni vs B1 vs bhu naksha: what each one shows
| Record | What it is | The question it answers |
|---|---|---|
| Khasra | The portal FAQ calls it the record that describes the land: survey number, name, father's name, address, land, soil type, land revenue, crop details and irrigation source | What is this plot, and who holds it? |
| B1 (बी-1) | The FAQ defines it as the holder-wise revenue collection register, prepared every year | What does this holder have, and what revenue is due? |
| Khatauni | The portal lists it with khasra and map as a certified-copy type. People often use "khatauni" and "B1" for the holder-wise account | Same as above. Ask for the copy by the name your bank or lawyer uses |
| Bhu naksha | The village-wise map of survey and plot numbers | Where is the plot, what shape is it, and who are the neighbours? |
The simple rule: the khasra is plot-wise and the B1 is holder-wise. Read both. A clean khasra for one plot does not tell you about co-holders or dues that appear on the holder's B1.
How to read an MP khasra
Read the record against the seller's documents, field by field.
- Survey number. It must match the survey number in the sale deed and the agreement. If the deed shows a sub-division (for example 45/2) the khasra must show the same sub-division.
- Name, father's name and address. Every holder on the khasra must sign the sale deed. If you see more names than the seller has told you about, stop and ask.
- Land and area. Compare the area with the deed. Note the unit printed on the record, and convert carefully before you compare.
- Soil type, crop and irrigation source. These matter less for title, but they confirm the land is what the seller describes.
- Land revenue. The amount assessed on the land. Ask for the latest revenue payment receipt. The portal has a tile for agricultural land revenue payment.
- Agricultural year. The portal's भू-अभिलेख notice says records are kept by agricultural year. Check that you are reading the current year, not an old one.
The FAQ also explains that a court order, mutation or partition reaches the khasra only after a request is entered and the Tehsildar or Naib Tehsildar accepts it. So a recent sale or court order may not show yet. Ask for the request number and track it on the home page.
How to read the B1
The B1 lists the holder's account for the village. Check three things:
- Every co-holder. Joint holders on the B1 are co-owners. All of them must join the sale.
- Other plots on the same account. The seller may hold several plots. Make sure the plot you are buying is on the account, and that its area matches.
- Revenue dues. Ask the seller for the latest land revenue receipts, and settle any dues before registration.
How to see bhu naksha MP (village map)
- On the home page, click भू-भाग नक्शा (Land Parcel Map).
- Choose the first "हाँ" to view the village-wise parcel map. The second "हाँ" is for a certified copy of the parcel map.
- Use ग्राम चयन करें (Select Village), then भूखंड खोजें (Search Plot). You can search by survey number, block number, plot number or ULPIN, with a captcha.
- Use लेयर मैनेजर (Layer Manager) to switch layers, and the मापन टूल (measuring tools) to get a rough length or area.
The home page also has a ग्राम नक्शा क्रय (Village Map Purchase) tile. The portal warns that it sends you to an external website.
A map on screen is for reference. It does not fix boundaries on the ground. If the plot's shape, road access or neighbours differ from what you see on site, get the land measured officially before you pay. For other states, see our state-wise bhu naksha guide.
Khasra khatauni nakal MP: certified and digitally signed copies
The free on-screen view is for information. A bank, court or sub-registrar usually wants a certified copy (nakal).
- Register. The FAQ says to click account registration on webgis2.mpbhulekh.gov.in and fill the form. The password is sent to the email you give.
- Sign in and request the copy. Choose the digitally signed khasra option (current and previous year), or a certified copy of the khatauni or map.
- Fee. We could not find a published fee schedule for copies on the portal on 28 Oct 2026. Check the amount on the payment screen before you pay.
Other checks on the same portal before you buy
The WebGIS 2.0 home page has tiles that most buyers never open. Each one answers a different risk.
| Tile | What it helps you check |
|---|---|
| RCMS आर्डर (RCMS Orders) | Revenue court orders. The case register itself is at rcms.mp.gov.in |
| व्यवहार न्यायालय प्रकरण (Civil Court Cases) | Civil court cases on the land, as listed by the portal |
| ट्रांज़ैक्शन विवरण (Transaction Details) | Transaction details. The FAQ says you can track a request or transaction by its request number |
| भूमि बंधक (Land Mortgage) | Scheduled commercial banks can record a land mortgage in the land records through this portal |
| आबादी अधिकार अभिलेख (Abadi Rights Record) | Rights records for village settlement (abadi) land, which the portal says is being surveyed by drone |
| अभिलेखागार दस्तावेज़ (स्कैन) (Archive, scanned) | Certified copies of scanned record-room documents |
| पुनर्निर्धारण (व्यपवर्तन) and the fee calculator | Diversion (change of land use) and its fee |
What to check before buying land in MP
- The seller is the holder. The name on the khasra and B1 matches the seller and the deed chain. A missing name means a mutation gap.
- All co-holders sign. Every name on the B1 joins the sale.
- Mutation is complete. The FAQ says mutation is free and has a 45-day time limit for undisputed cases. If the seller bought recently and the khasra still shows the old owner, ask why. See our mutation guide.
- Diversion for a house plot. The FAQ says diversion must be done before construction when land use changes, for example from agricultural to residential. It also says a bhumiswami's construction on rural agricultural land of up to 200 sq m for housing, and up to 40 sq m for business, is exempt. A "residential plot" on undiverted farmland is a red flag. See agricultural to non-agricultural conversion.
- No bank charge on the land. Banks record land mortgages in the land records through the portal's भूमि बंधक service. Read the khasra details for any mortgage note, and ask the seller for no-dues letters from any lender.
- No live case. Check RCMS orders and civil court cases on the portal, then search eCourts. See how to check pending court cases.
- Registered deals. The khasra does not list registered sales and mortgages. Run the encumbrance search on SAMPADA 2.0 (sampada.mpigr.gov.in). See our MP encumbrance certificate guide.
- Map matches the ground. The bhu naksha shape, road and neighbours match what you see on site.
Red flags on an MP khasra or B1
| What you see | Why it matters |
|---|---|
| A name you were not told about | A co-owner who has not joined the sale may challenge it |
| The seller's name is missing, but he "bought it last year" | Mutation is pending or was refused. Ask for the order |
| A mortgage or civil case entry | The land may be charged or under dispute |
| A plot sold as residential with no diversion | The portal FAQ warns that action may be taken by law if diversion is not done |
| Area on the record is less than the deed | You may get less land than you pay for |
| The map shape does not match the site | Possible encroachment or a wrong survey number |
For the full sequence, use our property due diligence checklist. A lawyer's 30-year title search report ties all these records together.
