A property legal opinion or title search report (TSR) in India has no single price. The fee depends on the property type, how many years are searched, the state, how many documents there are, who prepares the report, and how fast you need it. Public fee schedules are rare, so this page explains the drivers instead of quoting ranges.

In short
- We found no official, nationwide fee schedule for a property legal opinion in India. Fees are usually agreed between the advocate or firm and the client.
- Six factors move the price: property type, search period, state, document volume, who prepares the report, and turnaround.
- A bank home loan often adds a lender-ordered legal check, which the borrower may pay for. Ask the bank who pays and what is included.
- Compare reports by scope, not only by price. A cheap 13-year opinion may not match a bank's 30-year requirement.
- LegiScore reports are available starting at Rs 999 for buyers.
Why there is no standard price
For a title opinion, the fee is usually agreed between the advocate and the client. We found no published, all-India rate card. Banks that use panel advocates set their own arrangements, and a borrower may only see the charge, not the rate behind it. Fees quoted in forums and blogs vary widely and rarely say what scope they cover. For that reason this page does not give rupee ranges. A range without a stated scope can mislead you.
The six things that drive the cost
| Driver | Why it changes the price | What to ask |
|---|---|---|
| Property type | A single flat in a registered building is simpler than agricultural land, a large plot or a property with many co-owners. | Is this a flat, plot, house, farmland or commercial unit? |
| Years searched | A 30-year search needs more records than a 13-year search. Lender practice varies, and some formats, such as MahaRERA's Format A for project registration, ask for 30 years. | Which period does the bank or buyer need? |
| State | Each state has its own registration portal, land records system and document formats. Some states have clean online records; others need office visits. | Which state and which sub-registrar office? |
| Number of documents | More title deeds, wills, partition deeds and powers of attorney mean more reading and a longer chain to explain. | How many documents exist in the chain? |
| Who prepares it | A bank panel advocate, a private advocate and a software-assisted service work with different overheads. | Is the opinion signed by an advocate? Is it accepted by the bank? |
| Turnaround | Urgent delivery usually costs more or needs a dedicated resource. | What is the standard time, and what is the rush option? |
Property type
Documents differ by property. A resale flat needs the sale deed chain, the khata or equivalent, the encumbrance records, and society or builder papers. Agricultural land adds revenue records and may add land-conversion papers. A property with a litigation history adds court record checks. More layers mean more work and a higher fee in most cases.
Years searched
A TSR traces ownership over a stated period. In lender practice, 13 and 30 years are common periods; no statute fixes one. Read our 30-year TSR format guide for what each period covers. The longer the period, the more registered deeds and records the preparer must obtain and read.
State
Registration, encumbrance and land-record systems differ by state. In a state where records are online and searchable, collection is faster. In a state where older records sit in physical registers, the work takes longer and costs more. Always name the state when you ask for a quote.
Number of documents
The chain of title is the list of deeds by which ownership moved to the present owner. Each deed must be read and its link to the next deed checked. A property with five transfers is cheaper to review than one with fifteen, a will, and a family partition.
Bank panel advocate versus private advocate
When you take a home loan or a loan against property, the lender usually has its own legal verification step through an empanelled advocate. Who pays varies by lender and product. SBI's home loan terms, for example, list a legal opinion and search report fee and a separate valuation fee, collected from the borrower at actual cost for its empanelled advocate and valuer, and not refunded if the loan is not sanctioned (SBI home loan terms). Ask your lender for the charge schedule before you pay. A private advocate you hire yourself is a separate fee, and the bank may still want its own panel opinion.
Turnaround
Report time depends on how complete the documents are on day one and how fast records can be fetched. Missing papers are the main cause of delay. Faster delivery may cost more with a traditional firm.
What a fair comparison looks like
Compare quotes on the same checklist.
| Check | Item to confirm |
|---|---|
| Scope | Search period in years, and the documents examined |
| Records | Encumbrance certificate, mutation or revenue records, court record search |
| Signature | Signed by a practising advocate, with a stated opinion |
| Acceptance | Accepted by your bank, if a loan is involved |
| Output | Format and number of pages, with a defects list |
| Time | Standard delivery period and what delays it |
| Extras | Site visit, valuation, CERSAI search, re-checks |
Valuation and legal verification are usually separate steps in a loan, and the lender may charge for each. RBI's current Housing Finance Companies Directions require HFC boards to keep a valuation policy that covers realistic property valuation and valuer empanelment (RBI Directions, 2025). The valuation fee is not the legal opinion fee.
Where the money is actually saved
You cannot negotiate the law, but you can reduce rework.
- Gather the full document set before you ask for a quote.
- Confirm the search period your lender wants, so you pay once.
- Ask the seller for older deeds early. Missing deeds cause the most delay.
- Check public records yourself, such as the eCourts case status service and the CERSAI public search, to spot obvious red flags before paying for a full opinion.
- Ask for the defects list in plain language, so the seller can cure each one.

Frequently Asked Questions
How much does a property legal opinion cost in India?
There is no fixed all-India price. The fee depends on property type, years searched, state, document volume, who prepares it and turnaround. Ask for a written scope before you compare quotes.
Who pays for the legal opinion in a home loan?
It depends on the lender and product. Some lenders, such as SBI, collect the legal opinion fee from the borrower. Ask your bank for its fee schedule before you apply.
Is a 30-year title search more expensive than a 13-year one?
Generally yes, because more records must be collected and read. Confirm which period your bank requires so you pay only once.
Is a legal opinion the same as a valuation?
No. A legal opinion checks title, encumbrances and approvals. A valuation estimates the property's value for the lender. They are usually separate steps with separate fees.
Can I skip the lawyer and use an online report?
An online report can screen risk early. Lenders often require an opinion from their own panel advocate, so check the bank's rule first.
