Karnataka Assembly Passes Bill Enabling Remote Property Registration

The Karnataka legislature passed the Registration (Karnataka Amendment) Bill, 2026, allowing registration of compulsorily registrable property documents without either party being physically present at a sub-registrar office. The Bill also creates a centralised virtual system for issuing certified copies of registered documents.
What this changes for a title check
Once notified, this removes the in-person appearance and biometric check at the sub-registrar's office that a title verification currently relies on as a fraud safeguard for the seller's identity and free consent. A title opinion in Karnataka will need to ask what identity verification the remote registration workflow uses in place of physical appearance, and whether certified copies issued through the new centralised virtual system carry the same evidentiary weight as those collected in person. The Bill still needs to be notified and rules framed before remote registration goes live, so existing physical-presence practice continues until then.
