e-Khata (BBMP) in Karnataka
The civic or city-survey account for a property, identifying the holder for assessment and, in city-survey states, recording the urban parcel and the rights noted against it.

What it proves
- That the property is on the civic or city-survey record and in whose name the account stands
- The extent and identifiers of the urban parcel where a city-survey system operates
- In city-survey states, notes of mortgages, leases and other rights entered against the parcel
What it does not prove
- Title, in states where the khata is purely an assessment account
- That the building complies with the sanctioned plan or has an occupancy certificate
How to obtain it
- Apply on the municipal or city-survey portal for the khata extract or property card for the assessment or city-survey number
- Where a khata was transferred, obtain the transfer order alongside the extract
Where people get caught
- Some states distinguish a regular account from a provisional or B-register account. The second usually signals a property that does not conform to approved layout or land-use, which restricts lending and regularisation
- A property card in a city-survey state carries more weight than an assessment khata elsewhere, so do not treat the two as equivalent because the portal calls both a khata
