- That construction is approved. Zoning permits a use; a sanctioned plan authorises a building
- That an applied-for conversion will be granted
How to obtain it
- Check the parcel against the planning authority master plan and obtain the conversion order where the land was agricultural
- Confirm any conditions in the order have been complied with, since unfulfilled conditions can void it
Where people get caught
- An application for conversion is not a conversion. Registering a sale on the strength of a pending application leaves the buyer holding agricultural land
- Buffer, green-belt and water-body restrictions sit on top of zoning and can bar construction on land that is correctly zoned and lawfully converted
