Fair Value
The government-notified minimum value per unit area for a locality, used to compute stamp duty and registration fees. Known variously as guideline value, circle rate, ready reckoner rate, fair value or market value.
Encumbrance Certificate
A chronological list, issued by the sub-registrar, of every transaction on a property that was registered during a chosen period — sales, gifts, partitions, mortgages and attachments.
Thandaper / Record of Rights
The revenue department register recording who is shown in possession of a survey number, the extent, the classification of the land and the crops or tenancy noted against it.
K-RERA Project Registration
The state Real Estate Regulatory Authority record of a registered project — the promoter, the registration number, the sanctioned particulars, the declared completion date and any complaints or orders.
