Encumbrance Certificate in Kerala
A chronological list, issued by the sub-registrar, of every transaction on a property that was registered during a chosen period — sales, gifts, partitions, mortgages and attachments.
Issued by the sub-registrar office for the village and survey number. Kerala's certificate flow is fee and authentication gated, so an empty screen is not a nil encumbrance.

What it proves
- Which registered deeds affected the property in the searched window, in date order
- Whether a mortgage was created by a registered deed and whether a release was registered against it
- The document numbers you need in order to obtain certified copies of each deed in the chain
What it does not prove
- That the title is good. An EC lists transactions; it does not adjudicate who owns the property
- That there is no litigation. A suit is not a registered transaction, so a pending case never appears on an EC
- That there is no unregistered claim — an oral partition, a family arrangement, an agreement to sell or a deposit of title deeds can all bind the property without a single EC entry
- That the property is registrable. A prohibitory-list entry blocks registration and sits in a different register entirely
How to obtain it
- Apply on the state registration department portal for the survey or door number, or at the sub-registrar office having jurisdiction
- Ask for the full 30-year period. A 13-year EC is the common bank minimum, not a complete search
- Pay for the digitally signed certificate. The free on-screen list is generated for information only and is not the certificate
Where people get caught
- Online EC records begin only from the year each state digitised registration. Anything earlier requires a manual search at the sub-registrar office, and an EC that begins mid-chain is not a 30-year search however it is labelled
- A nil or "no encumbrance" result can mean nothing was registered, or that the portal has no data for that period. Those are different facts and the certificate does not distinguish them
- An EC is keyed to the property identifier you gave it. A wrong survey number, a renumbered survey, or a subdivision after the search period silently returns a clean result for the wrong land
- A discharged loan stays visible until the release deed is itself registered. An uncancelled 2011 mortgage entry may be a live charge or an untidy register, and only the release document settles it
