It dismissed 31 appeals by Vasavi Realtors and upheld 10.70% annual interest payable to homebuyers of the Vasavi Lake City-West project for delayed possession.
What this changes for a title check
A project's RERA registration validity date and its promised possession date are legally distinct; a promoter cannot point to a registration extension as proof it is not in default on possession. For due diligence on a resale unit or fresh financing in a project with a known delivery history, check the agreement's own possession date and any standing delay-interest or possession order against the promoter separately from the registration record, since the registration record alone will understate the promoter's actual exposure.
